Project Architect: Omniplan
NorthPark Center, located in Dallas, Texas., a $15 million project requiring
approximately 4000 tons of steel. This project consisted of a 2 Story
Expansion of an existing shopping mall. The existing mall was built in 1965,
and was one of the first enclosed shopping mall in Dallas. The expansion
consisted of multiple shopping corridors connected to the existing mall at
each end of the expansion. The original mall had a “U” shape (one leg being
longer than the other), and the expansion closed off the end of the

“U”, creating an unusual doughnut shape. An existing parking lot was converted
into a 1.3 acre fully landscaped courtyard in the “hole” of the doughnut.
The new construction was approximately 1 million sq. ft. and made NorthPark
the largest mall in Texas.
A new 15 screen movie theater was built on the third level of Mall Expansion
requiring several escape walkways, some which had to be run across the
existing mall roof. The east end of the movie theater extended approx 60 feet
over the existing mall for a length of approx 235 feet. This area was
supported by 2 large trusses support by columns extending down into the
existing mall.
There were several portion of this project that required close

coordination of erection timing, access, and sensitivity of
the surrounding existing building. The existing parking lot that was
converted to a courtyard had multiple existing trees that had to be protected
and maneuvered around.
The existing mall remained open for business to the greatest extent possible
(some portions required partial or total demolition). Therefore, to prevent
endangering the public and employees of the mall all the areas that required
placing steel over the existing structure (or pedestrian construction tunnels)
had to be erected at night.
